Time Adjustment Methodology
HouseCanary mathematically estimates a time adjustment for comparable properties. Detailed steps are below.
- HouseCanary calculates a proprietary set of home price indices for each zip code and property type. These home price indices measure the change in the zip code's housing market on a monthly basis.
- For each month between the comparable property's date of sale and the current date, the price is adjusted by a percentage change for that indicated by the home price indices.
- The difference between the sale price and the final time adjusted price is used as the time adjustment.
