The Executive Summary is the initial page when viewing a pdf version of a Value Report. It provides a summary of details about the property, its value and forecasted value over the next 3 years.
The summary is broken down into a few smaller elements:
The first section of the Value Report contains the HC Value Range, Market Status, MSA 1YR Risk of Decline & Rental Value (if available)
The Summary section may also populate with additional information depending on which Valuation type you selected before downloading the pdf (Comps, HC Value, etc.). Options include the following:
- Comparables Value
- Adjusted Property Value
- Rental Value
Comparables Value: The Comparable Value is based on edits made to the default list of Comps. If any Comps besides the ones chosen by default are included in your report, this valuation will populate.
Adjusted Property Value: The Adjusted Property Value is based on edits made in user mode to the Subjects Property Details.
Rental Value: The Rental Value will be included in your report in instances where we're able to populate this information.
The data provided in the Subject Attributes contains a property's basic details at a glance. These include the following:
- Property Type
- Owner Occupied
- Bedrooms
- Baths
- GLA
- Lot Size
- Year Built
- Basement
Recent Similar Sales/Listings(Past 12 Months) provides a table showing the past sales price of similar properties in the area. Our analytics also show what the current value of the properties would be in the current market
Value Forecast
The Forecast section on the right side of the first page will detail the past 5 year growth of the property along with a prediction of growth (+/-) for the upcoming 3 years as well.
Purchase History
Any information gathered for previous sales of the subject property will be listed on the bottom right of the first page (under the Value Forecast chart)
