There are several reasons why we may not show a Value Report.

Address Entry: Because the town name of a specific property may change as a result of rezoning or annexation, we rely heavily on zip codes when locating your property in our database.
Below are some useful tips for property search in Value Report.- Type the address. Often times the property will appear in our suggestion list under a different town name. If you’ve copied and pasted your address, the auto-suggestion may not populate. You can ensure that you’re selecting the correct property by referencing the zip code.
- Remove abbreviations. In some instances, a street type may not be recognized by our database when an abbreviation is used, try typing the full name (example: court vs ct.)
- Type the address. Often times the property will appear in our suggestion list under a different town name. If you’ve copied and pasted your address, the auto-suggestion may not populate. You can ensure that you’re selecting the correct property by referencing the zip code.
- Assessment Data: HouseCanary aggregates data from public country assessment data to understand attributes such as beds, baths, and square footage. If public records lacks data for a subject properties, we cannot generate a report. While we have the highest coverage with Single Family Detached buildings, the presence of assessment record may allow us to show other property types.
- Property Type: Please note that at this time we primarily support Single Family Detached properties. We do not focus on multi-family, empty lots or commercial properties.
- We want to provide a comprehensive Value Report: We strive to show you a comprehensive report, and if we do not have a Automated Valuation Model (AVM) for a subject property, we will not build you a report. Additionally, if we do not believe a Value Report provides complete information and lacks crucial information, we will again choose to not show you a report.
