While HouseCanary has the highest AVM hit rate in the industry and has valuations for 120M+ residential properties nationwide, it is generally never going to reach 100% response rate for every property on a given query.

A small portion of missingness (<10%) on a random sample of property addresses is expected and normal. HouseCanary support does not perform investigations on specific properties not returning a valuation, nor are customers charged for a null valuation response.

An AVM may not be generated or missing for a variety of reasons, including, but not limited to the following:

1. Missing information about the subject property’s address, location, and/or or characteristics,

2. Missing information for a large portion of surrounding properties that is required to train the machine learning models,

3. Address collisions or address ambiguity,

4. New construction properties not yet recorded by the county assessor, and

5. Markets with low transaction volumes, insufficient for training the machine learning models.
