HouseCanary’s AVM is not a comparable based valuation method, but instead utilizes modern machine learning models under a supervised learning framework. Consequently, the AVM is often able to generate a valuation even if there is a lack of nearby similar comps.
HouseCanary does have a comparable similarity scoring engine that is able to recommend similar comps if they exist. HouseCanary’s valuation products provide this set of similar comps as additional context for the AVM estimate, but a lack of comps generally does not preclude the system from coming up with a valuation estimate.
