Navigating to and from Comp selection views

Once you look up a property and click “Select Comps,” you’ll be taken to comp selection view. This is where you can explore active, pending, and sold comparables for this property. Property Explorer auto-selects comps. If you do not select your own sales comps, the auto-selected comps will be included in PDF reports. Comps that you select will override the auto-selected comps.

Clicking “Rental Report” on the top left of the property report view takes you to the rental report page where you can then click rental comp selection and explore rental comparables for the subject property. Rental comp selection in Property Explorer works exactly like sales comp selection.

Click on the "X" icon on the top right corner to return to property report view.

Browse comparable properties on the map
The map in comp selection view shows comparable properties in the immediate area around the subject property. Read more about using maps in Property Explorer.

Explore comp selection filters

You'll find filters on the left side of the map, This will allow you to choose between multiple filters, including number of beds, baths, sq ft, and more. Click the “Filters” button to reveal a wider menu of comp search filters. Comp filters in Property Explorer include a variety of standard property details.

Saved Filters applied

If you have previously used filters, you will see the saved filters toward the top of the filters view screen. Applied filters will be marked with a grey outline (shown below). You can click "x" to remove those saved filters.

Choose distance or draw a custom area

Choose a radius of a half mile, one, two, or three miles from the subject property, or draw your own custom area on the map to reflect the most representative local market. You can toggle filters and click on "distance" to adjust the distance from the subject property (example 1). You can also draw a custom area by clicking distance, and then clicking the "Draw Custom Area" Icon (example 2 shows custom area radius).

Filter by Similarity Score

One of our most helpful filters is the HouseCanary Similarity Score, our proprietary measure of comp similarity. The Similarity Score regression model considers a wide variety of property details, applies adjustments as needed, and generates a score from 0 to 100 for each potential comp’s similarity to the subject.

Save these filters for future reports

Click on the heart icon (shown below) to save/create a custom filter that you can use every time you run a Property Explorer report. It will allow you to name this "custom filter".

Customize how you see the comp list


Clicking on the icon shown below that is at the top of the comps page will allow you to choose different views.


If you prefer to see property photos, click the card view icon

To see and sort a list of property details, select the list view icon

To see a comparison view side by side with the comps, select the comparison view icon

You can reorder columns to prioritize the information that matters most to you while using list view. The icon for this is shown below (arrow pointing to it).

Add and remove comps
Every potential comp that appears on the map will have a white icon with the closed price shown. You can click these, and add them to your comps list. Selected comps will appear on the map in black. (Example shown below)

If you click "Show selected comps only" at the top, then this will pull up your selected comps on the right side. To remove a property from your comp list, click the checkmark to unselect the property (shown below).
